Our Heating Services

New furnace, heat pump, or ductless mini-split — Conrad handles the full job from load calculation to same-day startup. We size every system to the actual space, not to what’s easiest to stock on the truck. All major brands.

Something’s wrong — the system’s short-cycling, making noise, or just not keeping up. Our technicians find the actual cause and carry common parts on the truck: igniters, flame sensors, blower motors, reversing valves. Most repairs close on the first visit. 24/7 emergency service available.

A tune-up once a year keeps manufacturer warranties valid, catches parts that are close to failing, and gives your system a real inspection — not a filter swap and a sticker. Conrad documents every checkpoint and leaves you a written summary.

What Our Heating Maintenance Service Includes

Complete Heating System Inspection Checklist

Competitors call it a “thorough inspection.” Conrad’s actual checklist:

  • Thermostat calibration and control board function test
  • Heat exchanger inspection for cracks — a cracked exchanger pushes CO directly into your airstream
  • Burner cleaning and combustion efficiency check
  • Hot surface igniter and flame sensor test (the two most common gas furnace failure points)
  • Blower motor lubrication and amperage draw measurement
  • Filter inspection and replacement (media filter upgrade available at the same visit)
  • Flue and venting check for blockages or corrosion
  • Static pressure measurement to catch ductwork restrictions
  • CO emission level reading at the supply register

You get a written summary when we leave — not just a sticker on the furnace.

When to Schedule Heating and Cooling Maintenance

Book heating maintenance in September or October — before the first cold snap, before the queue backs up. That window also leaves time to order parts if something turns up during the inspection. Waiting until November means competing with everyone else who also just turned their heat on.

Your system is probably overdue if:

  • Energy bills have been creeping up without a rate change
  • Some rooms heat fine, others don’t
  • Dust keeps building up at registers even after filter changes
  • It’s been 2+ years with no documented service

For the AC side, March or April is the right window — before the first heat advisory. → AC Maintenance

Heating and Cooling Maintenance Agreements

Maintenance Plan vs One-Time Service

One visit is better than none. An agreement is better than one visit.

A single tune-up covers your heating system for that season. The maintenance agreement goes further: it adds an annual AC or heat pump tune-up, bumps you to priority scheduling when fall slots are tight, takes 10% off any repairs found during the visit, and sends you an automatic reminder so the appointment doesn’t fall off the calendar.

Heat pumps run year-round, so the two-system coverage matters more than it looks. The plan pays for itself the first time it moves you ahead of the fall queue.

What Happens if We Find a Problem During Maintenance?

Finding a worn igniter during a tune-up is the good version of that problem — caught before the system quits at 11 PM. When something turns up, the technician shows you the component if accessible, explains what it means, and hands you a written quote. Nothing gets repaired without your approval.

The maintenance visit is paid either way. Most homeowners approve the repair — a $90 igniter swap during a scheduled visit is a different conversation than a $300 emergency call in January.

More serious issues get a repair vs. replacement breakdown with actual numbers. → Heating Repair Services

Why Choose Conrad for Heating Maintenance?

Certified and Experienced Technicians

Oregon CCB license and EPA 608 certification — both required by state law, both verified before anyone goes on a job. Conrad’s team is full-time and in-house. The technician who shows up has been trained on the equipment they’re servicing, not reading the manual in your driveway.

Detailed Multi-Point Inspection

Ten-plus documented checkpoints per visit — heat exchanger integrity, combustion readings, ignition components, airflow, electrical connections, CO emission levels at the register. You get the written summary. If something’s borderline, you see the measurement; we don’t just tell you it’s fine.

Honest Recommendations, No Upselling

Conrad gets paid for the maintenance visit. Recommending unnecessary repairs doesn’t build the business — it kills referrals. If a component tests within spec, we say so. Borderline: we show you the reading and let you decide. Needs replacement: written quote before we touch it.

Flexible Maintenance Plans Available

One plan covers both heating and cooling — priority scheduling, 10% off repairs, automatic annual reminders. If the reminder is the thing stopping you from scheduling, the agreement solves that. → HVAC Maintenance Agreement

How often should I schedule heating maintenance?

Once a year — early fall if possible. Gas furnaces and heat pumps both benefit regardless of age. One skipped year can void manufacturer warranty coverage on certain components; heat exchangers are the most common example.

How much does heating maintenance cost?

A standard tune-up runs $89–$149 depending on system type. Conrad provides upfront pricing before the visit. Maintenance agreement members pay a reduced rate and get 10% off any repairs found during the visit. Call 503-785-9715 for current pricing.

What does a heating maintenance visit include?

Thermostat calibration, heat exchanger inspection, burner cleaning, igniter and flame sensor testing, blower motor check, filter replacement, flue inspection, static pressure measurement, and CO emission reading. Every checkpoint is documented and handed to you in writing before we leave.

Can regular maintenance prevent heating repairs?

Most, not all. Ignition components wear out on their own schedule. But clogged condensate lines, dirty flame sensors, restricted airflow, and failing capacitors — those get caught during a tune-up. Annual maintenance typically costs less than one emergency service call.

Do you offer heating and cooling maintenance contracts?

Yes. The agreement covers annual heating and AC tune-ups, priority scheduling, 10% off repairs, and automatic reminders. → HVAC Maintenance Agreement

s heating maintenance worth it for newer systems?

More so, actually. Most manufacturers require documented annual maintenance to honor warranty claims on heat exchangers and compressors. A tune-up at year 2 is a lot cheaper than a denied warranty claim on a $1,200 part at year 5.
